Roof Replacement in Federal Way, WA

Free Estimates | Owner Operated | Financing Available

From Twin Lakes and Dash Point/Redondo to Steel Lake, West Campus, Mirror Lake, and Lakota, we replace aging roofs with clean, code-smart installs. Our crew handles tear-off, deck repair, underlayment, flashing, and ventilation so your new roof performs for years—backed by workmanship and manufacturer coverage.

Full Roof Replacement, Built Right

We remove worn materials down to solid decking, fix soft spots, and rebuild the system the right way—synthetic underlayment, drip edge, valley/chimney/skylight flashing, and balanced ventilation—so shingles seal and shed water properly. (Drip edge is a Washington code requirement on shingle roofs.)

Permits & Portal? We’ll Handle It

Federal Way now routes online permitting through MyBuildingPermit; we manage submittals and inspections for you and coordinate with the City’s Permit Center as needed.

When It’s Time for a New Roof

• End-of-life shingles: widespread granule loss, curling, brittle laps.
• Recurring leaks: valleys, sidewalls/dormers, chimneys, skylights.
• Ventilation trouble: hot/cold spots, musty attic, sheathing movement.
• Coastal breeze & storms near Dash Point/Redondo: creased/missing tabs on wind-exposed slopes.
• Old overlays: a second layer that hides deck problems (we recommend tear-off).

What We Upgrade on Every Federal Way Roof

Decking: replace only compromised sheets for solid fastener hold.

Underlayment: modern synthetic base; ice/water membrane in valleys and other high-load areas as appropriate.

Flashing: new step/counter-flashing at walls and chimneys; skylight kits; add a cricket behind wider chimneys.

Edges & drainage: new drip edge at eaves/rakes; kick-out diverters where roofs meet siding to keep water off walls. (Drip edge required by WA code.)

Ventilation: ridge vent + intake balancing (or equivalent) to protect shingles and sheathing.

Shingles: durable architectural asphalt in profiles/colors that fit Federal Way neighborhoods.

Smart Add-Ons for Federal Way Homes

Ventilation tune-up: ridge vent plus added intake for longer shingle/deck life.

Skylight refresh: replace aging units while the roof is open—saves labor later.

High-wind fastening: six-nail pattern and enhanced starters for exposed ridgelines.

Valley protection: full-length ice/water membrane in debris-heavy or high-flow zones.

Edge & drainage details: kick-out diverters, drip edge, and tidy gutter tie-ins to prevent repeats.

How Your Replacement Unfolds

1) Walk-through & photos

We review trouble spots, check the roof and—if accessible—the attic for moisture trails or spongy sheathing, then share photo documentation and a plain-English plan.

2) Transparent proposal

You’ll see the full system—tear-off, deck fixes, underlayment, flashing, ventilation—plus any “if-found” items so there are no surprises.

3) Scheduling & prep

We set a start date, protect landscaping, and time materials close to install day so your driveway isn’t blocked all week.

4) Tear-off, deck repair, dry-in

Old shingles off, bad decking out, then dry-in with modern underlayment so the home is protected even if weather shifts.

5) Rebuild the system

Correct flashing integration, shingles to manufacturer spec, ridge/soffit ventilation balanced, details checked.

6) Clean-up & handoff

Magnet sweep, haul-away, after-photos, care tips, and your warranty. Most Federal Way replacements finish in 1–2 days, depending on size and weather.

Federal Way Roof Replacement — FAQ

Do I need a permit to replace my roof?

Federal Way uses MyBuildingPermit for online applications. In many MBP jurisdictions, a simple like-for-like tear-off without sheathing changes may not require a building permit, while overlays or work affecting sheathing/structure can trigger permits. We verify your scope, submit as needed, and coordinate with the City’s Permit Center.

Is drip edge required?

Yes—Washington’s adopted code requires drip edge at the eaves and rakes of asphalt-shingle roofs; we include it on every full replacement.

Tear-off or overlay?

We strongly prefer tear-off so we can fix hidden decking issues and integrate underlayment/flashing correctly. (MBP guidance also limits overlays and distinguishes when permits apply.)

How long does it take?

Most homes complete in 1–2 days; complex roofs or sheathing repairs can add time—we’ll outline this upfront.

Can you install in winter?

Yes—by working in dry windows, staging sections, and using proper dry-in. We proceed only when conditions support a quality install.

What about warranties?

You’ll receive our workmanship coverage and manufacturer warranties based on the product installed; we’ll review specifics with your quote.
